Ryan Xu founded Xceed Realty in Bellevue and works with buyers and sellers across Seattle and the Eastside. He offers service in English and Mandarin Chinese.

His work brings together local market research, property preparation and guidance through the buying or selling process. Each engagement starts with the client’s priorities and the decisions ahead.

Ryan works with clients from the first consultation through closing. His Eastside practice covers Bellevue, Kirkland, Sammamish, Redmond, Issaquah, Bothell, Woodinville and Mercer Island.

In the 2026 RealTrends Verified rankings, Ryan placed first in Bellevue and third in Washington by closed sales volume. The rankings use 2025 sales data, when he closed 64 transaction sides totaling $128.82 million.
