Short answer. "Best" is an opinion. Closed production is a number, and it can be checked. In the RealTrends Verified 2026 program, which ranks on 2025 closed transaction data, the top three individual agents in Washington State by closed sales volume are Brad Cahill of Real Residential in Seattle at $389.51M across 116 sides, Max Rombakh of Windermere Real Estate in Kirkland at $210.03M across 79 sides, and Ryan Xu of Xceed Realty in Bellevue at $128.82M across 64 sides. How this page defines "best", and what that definition misses

There is no official "best agent" list in Washington State, so an honest answer has to name a measurable standard before it names anybody. This page uses one standard only:

Closed sales volume in Washington State, as submitted by the brokerage and verified by RealTrends Verified.

What that standard is good for: it is objective, it counts closed transactions rather than advertising spend, and an independent program checks the figures with the brokerage before publishing them.

What it misses, stated plainly: volume rewards higher priced work. An agent closing many excellent transactions at lower price points can outrank half this list on effort and skill and never appear near the top by volume. Look at the sides column next to the volume column and the difference becomes visible immediately: on this list the agent with the most sides does not have the most volume. Volume also says nothing about responsiveness, negotiation, or whether a particular broker is right for your particular purchase. Treat a statewide ranking as a filter, not as a decision.

Every agent on this list is a real producer with a verified record. Nothing on this page is a comment on the service quality of any of them.

How to check any Washington agent's claim yourself, in about five minutes

This is the part worth keeping regardless of who you hire. Four checks, all free, all public.

1. Find the agent on RealTrends Verified. Go to the Washington State ranking or search the agent's profile directly. Closed sides and closed volume there are submitted by the brokerage and verified before publication. If an agent's headline number is nowhere in this program, that does not make it false, but it does mean nobody independent has checked it.
2. Confirm the license at the source. The Washington State Department of Licensing publishes a free lookup at professions.dol.wa.gov. It shows license type, status, and dates. Ask any agent for a license number. Ryan Xu's is 20108301.
3. Read the review count next to the rating. A 5.0 average across more than one hundred reviews and a 5.0 average across five reviews are different claims that look identical in a headline.
4. Ask for the MLS record behind the number. Any broker can produce a list of their own closed transactions. A broker who will not is telling you something.

Two program years, two placements, and why that is not a contradiction

This confuses people often enough to be worth stating plainly, and it applies to every agent in the table above, not only to us.

RealTrends publishes one program per year, and each program ranks the prior calendar year of closed transactions. The 2025 program and the 2026 program are two separate editions covering two separate years of data. An agent can place first in one edition and third in the next without either figure being wrong, because production changes year to year and so does everyone else's. A RealTrends agent profile page shows only the current edition, so a placement from an earlier edition will not be visible there. When you read any ranking claim, look for four things: the geography, the metric, the publishing organization, and the program year. A claim missing any of the four cannot be checked.

它的长处：客观、只认已成交的单、有第三方核验，不是广告说了算。

它排不出的东西，也直说：成交额天然偏向高价房。一个在中低价位做了大量出色交易的经纪，付出的工作量可能超过榜上一半的人，却永远进不了成交额榜前列。把表格里的「成交端」那一列跟「成交额」那一列并排看就很清楚，这份榜单上成交端最多的人并不是成交额最高的人。成交额也说不出响应速度、谈判能力，更说不出某位经纪适不适合你这一单。Washington State 榜单只是一道初筛，不是决定。

怎么自己核一个经纪报的数字，大约五分钟

1. 去 RealTrends Verified 查这个人：Washington State 榜单页。上面的成交端与成交额由经纪公司提交、发布前经过核验。查不到不等于是假的，但确实说明没有独立第三方核过。
2. 去官方查地产经纪执照：Washington State Department of Licensing 的免费查询入口 professions.dol.wa.gov，能看到地产经纪执照的类型、状态与日期。跟任何经纪要地产经纪执照编号都是合理的。Ryan Xu 的地产经纪执照编号是 20108301。
3. 看评论数量，不只看星级：一百多条评论的 5.0 分，和五条评论的 5.0 分，在标题里长得一模一样，含义完全不同。

同一个人，为什么一年榜上第一、下一年第三

RealTrends 每年发布一版榜单，每一版排的是上一个自然年的成交数据。2025 版与 2026 版是两届不同的榜，覆盖两个不同年份的数据，所以名次不同并不矛盾，产量每年会变，别人的产量也会变。RealTrends 的个人认证页只显示当期那一版，往届的名次在上面查不到。读任何名次宣称，都盯四样：地理范围 · 指标 · 发布机构 · 版次年。四样缺一样就没法核。
