Kirkland neighborhood guide

Houghton

Look beyond the Houghton name: explore the lakefront, the Cross Kirkland Corridor and the changing Houghton Village site, then check the exact location of each home.

Houghton is used here as an area guide, not as a mapped Central Houghton boundary. Kirkland identifies Houghton Beach Park as being in Lakeview. School attendance boundaries are separate.

Read the area name carefully

Doris Cooper Houghton Beach Park is officially located in Kirkland's Lakeview neighborhood. The park's name should not be used to draw the boundary of Central Houghton or to assign every nearby home to the same neighborhood.

A public waterfront destination

At 5811 Lake Washington Boulevard, Houghton Beach Park offers a playground, picnic areas, volleyball and a seasonal swimming area. Hand-carried kayaks and paddleboards can launch here when conditions and access permit. Check current beach notices before going.

A corridor for walking and riding

The Cross Kirkland Corridor's interim trail has a crushed-gravel surface and connects South Kirkland Park & Ride with the Totem Lake Business District. Its official map identifies access points. Compare the route from an individual home to an actual trail entrance.

Watch Houghton Village

Kirkland adopted the Houghton Village Development Plan in December 2025. The official project page says the property was listed for sale in July 2026. These are planning and disposition milestones, not a promise that proposed buildings or amenities have been completed.

Verify school assignment by address

Lake Washington School District assigns neighborhood schools using a student's address and states that assignments can change. Use its school and bus finder for each property. Nearby schools and neighborhood labels are not substitutes for an address check.

Build a property-specific comparison

Check the route to the waterfront and the nearest corridor entrance separately. If a home is near Houghton Village, read the current project update before making assumptions about future surroundings. These checks turn a broad area search into an address-specific comparison.

The name predates today’s neighborhood boundaries

Houghton merged with Kirkland in 1968. The Lakeview plan explains that the former Houghton Community Council continued a separate land-use role until it ended in 2022. This history helps explain why the Houghton name appears in waterfront and inland descriptions.

Take the guide outside.

Walk the routes you would use, visit at different times and compare the details at each property. A neighborhood overview cannot replace seeing the actual home.

  • Try your own routes at the times you travel.
  • Check parking, street conditions and access at the property.
  • Verify school assignment with the district for the exact address.
  • Separate the area’s amenities from access offered by the home.

Before you shortlist.

Does this guide define an official boundary?

No. Neighborhood names and official planning areas may differ. Use the cited sources and the specific parcel when a boundary matters.

Can I use the guide to confirm a school assignment?

No. Check the property address directly with the relevant district. Proximity to a campus is not a guarantee of enrollment.

Where can I discuss homes in this area?

Contact Ryan with your area, timeline and priorities. This local preview does not display live property inventory.
