Redmond neighborhood guide

Bear Creek

Bear Creek brings together creek habitat, housing and the Avondale commercial crossroads. It rewards a closer look at the individual parcel, because a residential street and a wetland restoration site can sit within the same official neighborhood.

This guide covers the official Redmond neighborhood, not the entire Bear Creek watershed or every property using a Bear Creek mailing description.

A neighborhood shaped by two creeks

Education Hill rises to the west, while Bear Creek and Evans Creek help define the southern edge. Redmond places housing mainly toward the north and west, resource lands toward the middle and park uses along the eastern edge. Those different settings are more useful than a single broad label when deciding which part to explore.

The Avondale crossroads

Union Hill Road, Avondale Road and Avondale Way are the local reference points for the neighborhood's retail and services. For a home tour, approach from both the shopping side and the residential street. Note the turn you actually need, the pedestrian crossing and the driveway position. A nearby shop on a map does not describe the trip from the front door.

Keller Farm and the landscape

Keller Farm at 8810 Avondale Road NE is a wetland mitigation bank, created from a former agricultural property. Its restoration purpose is habitat and compensatory mitigation. Treat the open landscape as an environmental feature, not an assumed public recreation lawn. The project record is also a useful starting point for understanding why water and protected areas matter here.

What to examine at a particular home

The official profile includes detached homes, manufactured homes, apartments and condominiums. Start with the ownership form before comparing monthly costs. Where a parcel adjoins the creek corridor, request its actual survey, recorded easements and relevant reports. Open space seen from a window does not establish an access right, a buildable yard or a guaranteed permanent view.

Read the Avondale corridor project by its endpoints

Redmond’s project directory identifies Avondale Road paving between NE 104th Street and Novelty Hill Road. Use those endpoints to decide whether the project is relevant to a particular Bear Creek address, instead of treating all Avondale references as the same location.

Take the guide outside.

Walk the routes you would use, visit at different times and compare the details at each property. A neighborhood overview cannot replace seeing the actual home.

  • Try your own routes at the times you travel.
  • Check parking, street conditions and access at the property.
  • Verify school assignment with the district for the exact address.
  • Separate the area’s amenities from access offered by the home.

Before you shortlist.

Does this guide define an official boundary?

No. Neighborhood names and official planning areas may differ. Use the cited sources and the specific parcel when a boundary matters.

Can I use the guide to confirm a school assignment?

No. Check the property address directly with the relevant district. Proximity to a campus is not a guarantee of enrollment.

Where can I discuss homes in this area?

Contact Ryan with your area, timeline and priorities. This local preview does not display live property inventory.
