Marymoor Village is discussed within the official Southeast Redmond neighborhood. It is not counted as an eleventh Redmond neighborhood in this directory.
Several settings within one boundary
Redmond's profile places business-park uses toward the north, industry and retail toward the west, and residential areas toward the east and south. Read that as a starting map, then inspect the actual block. A home described as near Marymoor can have a very different immediate setting from another address deeper in Southeast Redmond.
Marymoor Village: present station, future vision
The municipal Marymoor Village page describes a long-term vision for additional mixed-use housing, shops and gathering spaces. Keep that vision distinct from the existing station. The district is not a finished checklist of everything shown in a concept image. When evaluating a nearby building, ask which amenities already operate and which remain part of a planning or development proposal.
A station next to the regional park
Sound Transit's opening announcement places Marymoor Village Station beside SR 520, just west of SR 202/Redmond Way, and identifies its connection to activities at Marymoor Park. The station opened with the Downtown extension in 2025. Plan the onward walk to your specific park destination; a station near a large park does not mean every attraction is at its entrance.
Compare access and surroundings separately
Try the route from a prospective home to Redmond Way, then the route toward the park or station. Notice truck access, loading areas and the streets you would cross. For a condominium or townhome, inspect the ownership and maintenance documents as well as the interior. Nearby redevelopment can change a setting, but it should not be treated as a guaranteed increase in value.
A community center at the park’s east entrance
Redmond Community Center at Marymoor Village is at 6505 176th Avenue NE, by the east entrance of Marymoor Park. Its current facilities include a Teen Lounge, recreation programming and a lobby open to all.
A closer look

Take the guide outside.
Walk the routes you would use, visit at different times and compare the details at each property. A neighborhood overview cannot replace seeing the actual home.
- Try your own routes at the times you travel.
- Check parking, street conditions and access at the property.
- Verify school assignment with the district for the exact address.
- Separate the area’s amenities from access offered by the home.
Before you shortlist.
Does this guide define an official boundary?
No. Neighborhood names and official planning areas may differ. Use the cited sources and the specific parcel when a boundary matters.
Can I use the guide to confirm a school assignment?
No. Check the property address directly with the relevant district. Proximity to a campus is not a guarantee of enrollment.
Where can I discuss homes in this area?
Contact Ryan with your area, timeline and priorities. This local preview does not display live property inventory.
