Redmond neighborhood guide

Overlake

Overlake is one of Redmond's urban centers, where a station entrance, a major road and an individual building can matter more than a broad neighborhood label. Start with the part of Overlake you would actually use.

This page covers the official Redmond neighborhood. The broader Overlake name is also used outside that boundary; verify the jurisdiction of each address.

Choose a useful starting point

Redmond's Overlake page organizes projects around places such as Esterra Park, 152nd Avenue NE and the Microsoft Redmond campus. They help orient a visit, but a project listing alone does not show whether a building or improvement is complete. Pick a specific destination, walk its surrounding blocks and separate existing conditions from the renderings in a development file.

Two station names to know

Overlake Village and Redmond Technology are distinct stations, each listed by Sound Transit on the 2 Line. Start with the station relevant to the building rather than treating them as interchangeable. Check the entrance route, street crossings and bicycle arrangements. Consult current service information when planning travel; a neighborhood guide cannot promise a particular departure or journey time.

Esterra Park and its public-space record

The municipal Esterra Park record describes a publicly accessible park within the development, with hill-climb connections toward 152nd and 156th Avenues NE. Its page contains both older design wording and a completed timeline label. Use the record to understand the intended public space, then confirm access and the actual built layout during your visit.

Look closely at the building edge

A useful Overlake comparison includes the route from the sidewalk to the unit, the location of loading areas and the orientation of windows. If outdoor space is shared, ask how it is accessed and maintained. For a condominium, review the association's financial and maintenance documents. Keep future neighboring development separate from what the present outlook and daylight actually provide.

The bridge is part of the journey

The Overlake Village Pedestrian Bridge connects the station with the SR 520 Bike Trail across the freeway. Redmond records its opening in January 2024. Its artwork, Verdant by Leo Saul Berk, uses a pixel-like forest pattern on vertical louvers.

Take the guide outside.

Walk the routes you would use, visit at different times and compare the details at each property. A neighborhood overview cannot replace seeing the actual home.

  • Try your own routes at the times you travel.
  • Check parking, street conditions and access at the property.
  • Verify school assignment with the district for the exact address.
  • Separate the area’s amenities from access offered by the home.

Before you shortlist.

Does this guide define an official boundary?

No. Neighborhood names and official planning areas may differ. Use the cited sources and the specific parcel when a boundary matters.

Can I use the guide to confirm a school assignment?

No. Check the property address directly with the relevant district. Proximity to a campus is not a guarantee of enrollment.

Where can I discuss homes in this area?

Contact Ryan with your area, timeline and priorities. This local preview does not display live property inventory.
