Area guide

Kirkland

Explore Kirkland one shoreline, park and neighborhood at a time. The lake is a starting point, while the details of each street help shape your choice.

An area guide is a starting point. Property, school and neighborhood boundaries are distinct; confirm the actual address before making a decision.

Get the neighborhood name right

Kirkland publishes individual neighborhood maps, including Moss Bay, Central Houghton, Lakeview and Juanita. Use those maps to separate a familiar area name from the official neighborhood containing an address.

Meet downtown at Marina Park

Marina Park combines a Lake Washington setting with a public boat launch, public art and an open-air pavilion. It is a useful downtown starting point before exploring nearby streets.

Downtown has more than one edge

The Moss Bay plan describes a network of public spaces including Marina Park, Peter Kirk Park, Heritage Park and David E. Brink Park. Explore their different settings instead of assuming all downtown homes share the same surroundings.

Check the route on the ground

Kirkland’s GIS collection includes neighborhood maps and walking-route maps. Use these for orientation, then verify the current route, crossings and access from each property you are considering.

Take the guide outside.

Walk the routes you would use, visit at different times and compare the details at each property. A neighborhood overview cannot replace seeing the actual home.

  • Try your own routes at the times you travel.
  • Check parking, street conditions and access at the property.
  • Verify school assignment with the district for the exact address.
  • Separate the area’s amenities from access offered by the home.

Before you shortlist.

Does this guide define an official boundary?

No. Neighborhood names and official planning areas may differ. Use the cited sources and the specific parcel when a boundary matters.

Can I use the guide to confirm a school assignment?

No. Check the property address directly with the relevant district. Proximity to a campus is not a guarantee of enrollment.

Where can I discuss homes in this area?
