Lakeview is a separate official neighborhood west of Central Houghton. The Houghton historical name overlaps everyday usage; this page uses the adopted Lakeview planning geography.
Put the waterfront landmarks in the right neighborhood
The Lakeview plan identifies Houghton Beach and Marsh Park as waterfront recreation hubs. It also names Terrace Park as a neighborhood park. These destinations explain why the broader Houghton name often appears in local descriptions, but they should not be moved into Central Houghton simply because a beach carries that name.
Two north-south routes to compare
Lake Washington Boulevard and Lakeview Drive provide connections along this side of Kirkland. Test the one relevant to the home rather than assuming the street closest on the map is your best route. Include crossings and the return direction when comparing how you would reach a waterfront park or another daily destination.
Carillon Point and Yarrow Bay differ
The plan describes Carillon Point’s mix of offices, hospitality, restaurants, housing and marina uses. It also identifies the Yarrow Bay Business District and Yarrow Bay wetlands. These are distinct places to investigate on a tour; a general Lakeview label does not tell you whether an address relates most closely to business activity, wetland edge or shoreline recreation.
A view is a property question
At an individual home, establish what you can see from the rooms you would actually use, what land lies between the home and the lake, and where public access begins. Review property and association documents for any claimed rights. A lake-facing photograph does not by itself establish waterfront ownership, dock access or future view protection.
Use a two-stop showing day
Pair a showing with one waterfront stop and one everyday destination of your choosing. Observe the complete trip instead of judging the area only from the park. Revisit the address if conditions change substantially with timing or weather. This is our suggested evaluation method, not a promise of one uniform waterfront lifestyle across Lakeview.
A historic building on Lake Washington Boulevard
The Lakeview plan identifies the Orton, or Sutthoff, House at 4120 Lake Washington Boulevard. Built in 1903, it later served as an early hospital and dental office. This gives a shoreline tour a specific historical reference beyond parks and marinas.
Take the guide outside.
Walk the routes you would use, visit at different times and compare the details at each property. A neighborhood overview cannot replace seeing the actual home.
- Try your own routes at the times you travel.
- Check parking, street conditions and access at the property.
- Verify school assignment with the district for the exact address.
- Separate the area’s amenities from access offered by the home.
Before you shortlist.
Does this guide define an official boundary?
No. Neighborhood names and official planning areas may differ. Use the cited sources and the specific parcel when a boundary matters.
Can I use the guide to confirm a school assignment?
No. Check the property address directly with the relevant district. Proximity to a campus is not a guarantee of enrollment.
Where can I discuss homes in this area?
Contact Ryan with your area, timeline and priorities. This local preview does not display live property inventory.
