Kirkland neighborhood guide

Juanita

Juanita is more than a beach stop. Its waterfront recreation and inland historic parkland offer different ways to spend a day, and a neighborhood visit should include both. Use those destinations to orient yourself, then investigate the actual streets and connections around each home you are considering.

Juanita is one official neighborhood. North Juanita, South Juanita and Juanita Village are useful local descriptions, not extra official neighborhoods in this coverage count.

The beach spans both sides of the road

Juanita Beach Park sits at 9703 NE Juanita Drive. Volleyball and the swimming beach are on the waterfront side; tennis and ballfields are across the road. Visit both halves rather than evaluating the park solely from its shoreline. The road crossing is part of the real experience of using these facilities.

Treat water access as seasonal

The park has a dock-enclosed swimming area and a place to launch personal nonmotorized watercraft. Lifeguarding and swimming conditions are seasonal and can change. Check the current park notice and water-quality information before planning a swim. A waterfront amenity on a neighborhood page is not an assurance that swimming is available on a particular date.

McAuliffe preserves a different Juanita

McAuliffe Park, at 10824 NE 116th Street, occupies a historic farm site. Orchard trees, older farm structures and equipment help explain the landscape. It also has a playground and community garden. The parks department rents garden plots seasonally, so proximity to the park does not automatically include a plot.

Make the inland visit count

Use a visit to McAuliffe to test the approach from a shortlisted home, including where you would leave a vehicle or cross a street. Notice how the outing differs from the beach trip. Our recommendation is to compare those everyday routes directly, without treating every Juanita address as equally connected to the water.

A useful shortlist has separate columns

Record the home’s own features separately from the park experiences: usable outdoor area, storage, parking arrangement and access on one side; actual public destinations on the other. Then revisit your preferred route at another time. That keeps a successful outing from becoming an unsupported assumption about every block or every season in Juanita.

The indoor side of Juanita

North Kirkland Community Center is at 12421 103rd Avenue NE. The city offers recreation programming here, including art and fitness, plus an indoor playground program. It gives a Juanita visit an indoor counterpart to the beach.

Take the guide outside.

Walk the routes you would use, visit at different times and compare the details at each property. A neighborhood overview cannot replace seeing the actual home.

  • Try your own routes at the times you travel.
  • Check parking, street conditions and access at the property.
  • Verify school assignment with the district for the exact address.
  • Separate the area’s amenities from access offered by the home.

Before you shortlist.

Does this guide define an official boundary?

No. Neighborhood names and official planning areas may differ. Use the cited sources and the specific parcel when a boundary matters.

Can I use the guide to confirm a school assignment?

No. Check the property address directly with the relevant district. Proximity to a campus is not a guarantee of enrollment.

Where can I discuss homes in this area?
